The landscape design of each home site shall blend with its overall setting. New plantings are to be selected and located to protect important view corridors, help to define use areas on the home site, and screen outdoor service areas. Landscape improvements shall incorporate, rehabilitate and enhance existing vegetation, utilize indigenous species and minimize areas of intensive irrigation. The ecosystem is populated by rich and diverse native wildlife, including deer and elk. Therefore, landscape planning should be sensitive to indigenous wildlife and habitat.

Within the building envelope, landscape material should be used to make a transition from wild and natural to domestic. Materials should be selected which do not appear overly manicured. Landscaping can be used to define outdoor spaces, from on site and off site view, establish a background and foreground, and knit together the natural environment, site and home. Native plants, ornamental flowering plants, local shrubs may be used. Lawns are required along street frontages. All lawn areas must have underground sprinkler systems and will be limited in total size for each property. Drip systems, or bubbler irrigation is appropriate for shrub, tree and other landscape watering if installed in a manner which provides low visibility.

A building envelope is designated on the final plat drawings. The construction of buildings, pools, terraces and patios will be permitted only within the building envelope. The placement of the house at street front must abut the building envelope to create a sense of symmetry throughout the development. Each envelope represents a sensitive environment which, although must be disturbed to some given extent, should be preserved with all possible effort. Environmental assets such as trees, boulders, natural topographic shelves and vegetation should be regarded with care and protection during construction phases. These existing assets will embrace the new structures and help to form a natural blending contiguous with the environment.

In its planning, design and imagery, Pinyon Mesa takes its place in a tradition of reverence for the surrounding indigenous landscape. These Guidelines have been written to ensure that the inherent character of the landscape is protected for the enjoyment of all the homeowners of Pinyon Mesa now and into the future. This chapter sets forth guidelines and standards for all site work including grading, landscaping, siting of buildings and design of site structures. The DRC will prefer designs that fit comfortably into the natural setting with materials and colors drawn from the immediate natural context, and planting designs that rely on naturalistic groupings of plants native to the surrounding region of the Rocky Mountains.

In 1916 the Adirondack lodge style of architecture was adopted by true National Park Service for their structures, thus making this regional style familiar to people across the country. The Ahwahnee in Yosemite National Park, The Old Faithful Inn in Yellowstone National Park, Bryce Canyon Lodge in Zion National Park, Lake McDonald Lodge in Glacier National Park and others all have architectural roots from the Adirondack style. Each structure should embody the living history of this architectural style, collectively forming an indigenous environment with the wonderful natural beauty of Pinyon Mesa.

The palette of materials, colors and textures used in the construction of the exterior of a building must be ‘local’ in nature, picking up on and reinforcing the palette of materials, colors and textures found on and around the site. Materials and construction techniques are to be durable and proven in similar mountain applications. The use of manufactured and industrial building materials on the exterior of buildings is to be minimized. Concrete, ceramic tile, and industrially finished metals, including structural elements are to be either hidden or given the shapes, textures, colors, and detailing of wood, stone or hand wrought metal. Large, smooth surfaces and severe straight lines are to be avoided. Metals, such as artisan crafted brass and wrought iron are encouraged for fastenings, hardware and decorative purposes. Additionally, roofing materials shall be of rusted corrugated metal, patinaed copper roofing or architectural grade asphalt/composition shingles.

The Pinyon Mesa Design Review Committee (DRC) will use its best judgment to see that all improvements, construction, landscaping and alterations of the land conform to these guidelines and fit comfortably within its natural setting; have minimal visual impact; be domestic in scale; and be constructed with materials and colors drawn from the immediate, natural context. What size of home may I build on my lot? All single family dwelling units shall have a minimum of 1,800 and a maximum of 3,294 square feet of living space. Accessory dwelling units are not permitted in Pinyon Mesa. Are fences allowed? Fences and gates are to be the standard 3-rail cedar split-rail fencing that is rough, open, rustic and ranch-like in design. Fences shall not to exceed 36 inches in height and may not be built on property lines except where specifically approved by the Design Review Committee. What utilities are provided?
